Terms and Conditions

It is important to us that you understand the terms and conditions on which we are making our agreement. Please read these terms and conditions carefully.

How these terms and conditions apply to our contract

We, the Firm of Invercauld Estate, operate Braemar Caravan Park and these terms and conditions (hereafter referred to as the “Terms”) and our price list set out the entire agreement between you and us for the supply of our services to you. Only these Terms shall apply to our contract with you. You are solely responsible for ensuring all members of your party are aware of these Terms.

Please check that the details in your Booking Request are complete and accurate before you commit yourself to the contract.

If you think that there is a mistake, please make sure that you ask us as soon as possible to confirm any changes in writing as we can only accept responsibility for statements and representations made in writing.

Please ensure that you read and understand these Terms before you submit your Booking Request. You may only request a booking if you agree to these Terms. By submitting a Booking Request you are deemed to have accepted these Terms. This does not affect your statutory rights as a consumer.

We reserve the right to change these Terms at any time. Any such changes will take effect immediately when posted on the Website, or at Braemar Caravan Park (the “Site”), or otherwise brought to your attention. It is your responsibility to read the Terms each time you submit a Booking Request and any such request shall signify that you have accepted to be bound by the latest set of Terms. A copy of the latest set of Terms is available on the Website and upon request.

As part of the Terms, there are specific General Rules as displayed in the Site Office that apply on the Site and which you agree to be bound by and to follow. Please contact the Site manager or the Site warden on duty at Braemar Caravan Park in advance of your arrival if you require further information regarding these General Rules or the Terms more widely.

Making a Booking

You can book online, via the Website or by telephone. Please have details of all party members when making a booking. Please check your booking confirmation as we cannot be held responsible for errors in information provided at the time of booking.

The Firm of Invercauld Estate reserves the right to refuse any booking at its sole discretion. No booking shall be deemed to be accepted until a booking confirmation has been provided to you.

Bookings are not transferable to another party.

When making a booking you agree that you or at least one member of your party is eighteen years or over, you have the authority of all persons in your party to book on their behalf, you accept these Terms and you agree to be responsible for any loss or damage caused by any member of your party or pet accompanying you.

Bookings are subject to availability. Stag, hen or similar parties are NOT welcome at the Site. For group bookings you must contact the Site manager.

A non-refundable deposit of £25 per pitch is required at the time of booking for Touring and camping pitches. For Camping Pod bookings a non-refundable deposit of £55 is required at the time of booking.

Refusal to pay the deposit will lead to the booking being cancelled.

If you need to reschedule an existing booking, it will be subject to availability and your stay must be rescheduled to take place before the end of the season (summer or winter) in which the original booking applies. The original booking is automatically terminated on such rescheduling being confirmed by the Firm of Invercauld Estate.

The Firm of Invercauld Estate reserves the right to refuse any booking or to terminate any booking and ask any persons to leave the Park at any time if we believe this is necessary for the safety or comfort of other visitors or of staff. If it is necessary for us to cancel your booking we will have no further liability to you. We strongly recommend taking out Travel Insurance.

Prices

Prices shall be calculated based on our price list and shall include VAT at the current prevailing rate.

The prices are per pitch plus a rate per person. Adults and children (aged 5-16 years old) can be added to your booking up to a maximum of six people on one touring or camping pitch. Children under five years old are free of charge, however they do count as part of the party for all other purposes. Prices shown exclude electricity use at all bollards which is charged in addition (see below).

If you have any day visitors, it is essential that you ensure that they report to reception on arrival. Entry to the Site and parking on Site will be at the Site manager’s discretion. Day visitors are required to leave the Site by 11.00pm.

Payment

Payment for bookings can be made by Cash, Credit or Debit Card.

For Touring and camping pitches, a Deposit of £25 will be made at the time of booking; for Camping Pods, a deposit of £55 will be made at the time of booking. The Balance is to be paid on arrival or before your stay commences.

The Firm of Invercauld Estate reserves the right to refuse entrance to the Park to any persons if you fail to pay the balance due on arrival or before your stay commences.

Pitch allocation

An undefined pitch to station your unit on will be allocated at the time of booking. Specific pitches can be requested but cannot be guaranteed. The Firm of Invercauld Estate reserves the right to alter your pitch at any time.

Space for one single attached awning or one small toilet tent or one drive away awning, is included in the price for touring pitches. One car (or motorbike) may accompany all units on each touring and camping pitch and up to two cars at each Camping Pod.  Additional cars (or motorbikes) may be parked at Reception, if space is available, but not directly on the pitch or by the Camping Pod. Gazebos are not permitted.

Electricity

Electricity use at bollards is NOT included in any price. Electricity is payable on a prepayment card which will be issued at check in and can be topped up throughout your stay as required.

Electricity used will be charged at cost price. The cost price per kw/hr charged shall be calculated after any Government Subsidy to business suppliers has been deducted.

It is YOUR responsibility to ensure you have credited sufficient electricity onto your bollard’s meter. We can guide you through the process between 9am and 8pm.

Electricity cards remain the property of Braemar Caravan Park. The first card is issued without cost. Subsequent replacement cards, through loss or damage, will incur an additional £5 charge each.

At the end of your stay, cards must be handed in to Reception when you will be refunded any units you have paid us for but have not used.

You must not use any bollard where you have not paid for the credited electricity.

Please use Low wattage appliances in your unit to avoid tripping the electric supply.

The Firm of Invercauld Estate shall have no liability for any refrigerated or frozen perishable items that are lost if your electricity supply is disconnected.

You must not interfere with or misuse any of the electric circuits or equipment on the Site.

Vehicle Specifications

No sign-written commercial vehicles are permitted on the Site except contractors undertaking scheduled work.

Owners of Electric Vehicles who wish to connect to Braemar Caravan Park electricity supply, can only use their metered bollard to do so. Vehicle Charging Points are provided in the public car park in the centre of Braemar.

Sleeping in cars is not permitted under any circumstances. Sleeping in vans is not permitted unless the vehicle has been converted to meet the DVLA requirements of a 'Motor Caravan’. If you are in any doubt whether your vehicle will be allowed on the Site, please contact us well in advance of your arrival with photos of your vehicle for approval. The Firm of Invercauld Estate reserves the right to terminate any booking and ask any persons to leave the Park at any time if you or any member of your party is found to be sleeping in cars or vans unless the vehicle has been converted to meet the DVLA requirements of a 'Motor Caravan’.

Maximum stay

The maximum time you are allowed to stay on Site is 21 nights for any one visit. If you stay 21 nights consecutively, you must then leave the Site for at least 3 days before a return visit. The Firm of Invercauld Estate reserves the right to refuse any booking or to terminate any booking and ask any persons to leave the Park at any time if you breach this condition.

Cancellation

If you leave Site early for any reason, the Firm of Invercauld Estate will not issue any refund for any unused period already paid for.

If you cancel within 7 days of the start of your booking you will forfeit all money paid.

If you cancel your booking more than 7 days prior to the start of your booking we will refund you any sums paid in advance in respect of such booking less either (a) a £25 non refundable deposit (in the case of touring and camping bookings) or (b) the equivalent of the full charge for one night’s stay (in the case of pod bookings).

If you want to amend your booking, you must notify The Firm of Invercauld Estate by contacting Braemar Caravan Park  as soon as possible. Subject to availability, amendments to your booking can be made up to three days before your arrival at the Site. Amendments to bookings are subject to availability.

Arrival and Departure of Touring and Camping Pitches

Arrival time is between 1pm and 8pm. If you are arriving after 6pm, please call the ‘on call’ number displayed on the Reception door. No arrivals are permitted after 8pm.

Pitches must be vacated by 12noon on the day of departure unless otherwise agreed with the Site manager. Failure to vacate your pitch by 12noon without prior agreement will result in the charge of an additional night’s stay.

Management and Behaviour on the Site

Our Site manager is fully empowered in all aspects of Site operation and dealing with matters of policy at their sole discretion when the need arises. In placing a Booking Request you agree that you and your party will at all times comply with the requests and instructions of the Site manager.

As the person booking the holiday, you are responsible for the behaviour of all members of your party whilst on the Site.

Any wilful damage to the Site will result in you being asked to immediately leave the Site. If you are asked to leave under these circumstances, no monies will be refunded and you shall be liable to us for any losses incurred in respect of such damage, including any reasonable costs incurred by us in making good such damage.

You must not obstruct any routes of access to or from the Site, or any parts of the Site.

You must ensure that all items which you use at the Site are neatly stored and that no items, including extension cables are used in such a way as to present a hazard to any other guest at the Site. You must ensure that all rubbish and other items brought by you or any member of your party are removed after use or disposed of in the appropriate bins on Site.

Our customers visit our Site to enjoy the peaceful surroundings and park facilities. If anyone does not respect this, the Site managers and their team reserve the right to refuse them admission or ask them to leave the Site at any time. If you are asked to leave under these circumstances, no monies will be refunded.

Children must be under the supervision of a parent or guardian at all times. All children under the age of 12 years must be accompanied by an adult when using the toilets and shower blocks and playpark.

Musical instruments, radios, televisions and similar appliances should be used considerately at all times, and indoors only after 10pm. Between the hours of 10pm and 8am, quiet time must be observed.

Any games, particularly ball games, which might annoy or inconvenience others are prohibited outwith the designated playpark located near the Site entrance.

Barbecues are allowed on the Site providing they are raised off the ground. Lit barbecues must be extinguished by 10pm or when they are no longer required, whichever comes first. Disposable barbecues are not permitted on the grass, and must be raised off the ground; ask a member of Site staff for some bricks if needed. Barbecues must never be left unattended.

No structures may be tied or secured to trees or vegetation. Any structures that are or are judged to be causing damage to the Site may be taken down or removed. Site staff reserve the right to do so without prior consent and wholly at their discretion.

Water hoses are not permitted to be connected to any Site water taps for the purpose of washing cars or caravans however the use of a bucket of soapy water and a sponge is allowed.

Dogs

Dogs are welcome on the Site on condition that they are well behaved and are not causing an annoyance. Dogs must be kept on a lead at all times except in the designated dog walking area. Fouling in any area must be cleared up immediately. Dog bins are provided and bags are available from Reception. The dog is the responsibility of its owner at all times and the owner of the dog is expressly liable for any damage or harm caused by it. Dogs are not permitted inside the facility blocks or playpark.

A maximum of three dogs per pitch are permitted on the Site. If there is an incident involving your dog please note that you may be asked to leave the Site immediately.

Smoking

No smoking or vaping is permitted in communal areas or in buildings or facilities on the Site.

Reporting an issue

We aim to help ensure all our guests have a comfortable and enjoyable stay. If you have any concerns about your holiday whilst staying with us, please tell a member of our staff immediately. We will respond as soon as possible. We will not be responsible for any matter which you know about during your stay but did not inform us about during your stay. 

Complaints

We want you to have an enjoyable holiday. Should you have cause for complaint, please contact our Site manager immediately who will try to resolve your complaint and advise you of our complaints procedure. We ask you to note that if you do not give us the opportunity to resolve the problem by reporting it whilst on the Site, we may not be able to deal with any complaint at a later date and your rights to claim may have been reduced or forfeited.

If, at the end of your stay with us, you feel we have not dealt with your complaint satisfactorily, the main booker should submit a written complaint within 28 days of your leaving the Site to: The Firm of Invercauld Estate, Braemar Caravan Park, Glenshee Road, Braemar, Aberdeenshire AB35 5YQ.

Liability

While every effort will be made by the Firm of Invercauld Estate to fulfil the contract, except where stated in these Terms, our liability to you and those accompanying you on the Site, including animals, if any, is strictly limited to direct loss up to the amount paid by you on booking, but this does not apply to our liability for (a) death or personal injury caused by our negligence, (b) fraud or fraudulent misrepresentation on our part or (c) anything else for which liability may not, at law, be excluded. We shall not be liable to you at all for any indirect or consequential loss, whether caused by negligence, breach of contract or otherwise. We are not liable to you for any noise or disturbance from neighbours or other activities outside the Site (including any agricultural noise or smell or any noise associated with the management or use of Invercauld Estate including the Site), for any changes, cancellations, effect on your holiday, loss or damage suffered by you or for any failure by us to properly perform any of our obligations to you which is due to any event or circumstance beyond our reasonable control, e.g. fire, flood, exceptional weather, epidemics, and all similar situations. You indemnify the Firm of Invercauld Estate, its employees and contractors against any claim made against them as a result of your action or inaction or those of any member of your party.

The Firm of Invercauld Estate will not be liable for any loss or damage to the property of any person, including personal belongings, cash, jewellery, tents, caravans and motor vehicles, however caused, occurring whilst on the Site.

The Firm of Invercauld Estate does not accept responsibility for anything that adversely affects your holiday that is outside of our control. These circumstances are known as ‘Force Majeure’ events and are circumstances that even with due care could not have been foreseen or avoided. Such circumstances include natural disaster, fire, adverse weather conditions, global pandemics, and all other similar events outside of our control. The Firm of Invercauld Estate will endeavour to manage any problems caused as a result of a Force Majeure event but shall be under no obligation to do so and shall not be liable to you for any losses caused by a Force Majeure event.

The Firm of Invercauld Estate cannot be held responsible for the failure of water, drainage or other mains services beyond our immediate control. We will not be liable for any loss or damage occasioned to any vehicle or belongings, nor for any injury whatsoever to any person whilst on the park, unless caused directly by the negligence of our employee. You are wholly liable for any repairs, cleaning or replacements required to any of our property damaged during your stay. Any such damage must be reported (and paid for) at Reception. We reserve the right to make a charge to any credit or debit card used for booking to undertake any necessary repair, replacement or additional cleaning required as a result of your booking.

Super Pitches

Water taps will be not be available on the super pitches during the period 1 December to 31 March inclusive.

Disputes

The formation, existence, construction, performance, validity and all aspects whatsoever of these Terms shall be governed by the laws of Scotland.

Camping Pods

The terms and conditions in this section are deemed to form part of the Terms for any booking of a Camping Pod (or ‘Fog Pod’) and where these terms and conditions conflict with any other part of the Terms, these terms and conditions shall take precedence. Reference to ‘Camping Pod’ refers to one, or more than one, Camping Pod if a booking is made for more than one.

Arrival and Departure Times

Arrival time is between 3pm and 8pm. By 10am on the day of departure, you and your party must have vacated the Camping Pod and returned its keys to the Site Reception. Failure to do so will result in the charge of an additional night’s stay.

Specific Camping Pods can be requested but this is subject to availability. We reserve the right to reallocate Pods before arrival.

Dogs

Dogs are permitted in some of our Camping Pods by prior arrangement at the time of booking. Dogs are charged at £5 per dog, and a Maximum of 3 dogs is permitted.

Facilities and Equipment

Camping pods have basic furniture and mattresses, but do not include linen or pillows. It is recommended to bring a sleeping bag. Sleeping bags can be purchased from the on Site shop.

Those staying in Camping Pods may use the facilities on Site including the toilet and shower blocks and laundry.

Naked flames, including candles, and the use of camping stoves and barbecues, are strictly not permitted inside any Camping Pod or on its wooden veranda/steps.

Occupancy of Camping Pods

Occupancy is for holiday stays only of no more than 3 weeks. Unsupervised young groups (i.e. where all occupants are under 21 years old) are not permitted. The number of people staying in the Camping Pod must not exceed the number booked. The Camping Pod must not be occupied by anyone who has previously been rejected by Braemar Caravan Park and may only be occupied by the group approved by us on checking in.

Smoking and Vaping

Smoking and vaping are not permitted within any Camping Pod. Non-compliance will result in a deep cleaning housekeeping charge of £50 being applied at the Site manager’s sole discretion.

Care of Camping Pods

You will ensure all reasonable and proper care is taken of the Camping Pod and its contents. On departure, The Firm of Invercauld Estate will inspect the Camping Pod. Any damages will be assessed and costs of repair will be charged to the person who booked the pod.

You accept the Camping Pod and its contents are in a good condition and clean when you begin your period of occupation and you agree to leave the Camping Pod and its contents in a truly clean, neat and tidy state at the end of your period of occupation.  After your departure or at any time prior, if the Camping Pod or any of the contents are found to have been damaged as a result of your stay and require repair or replacement, or are in need of a deep clean over and above our normal housekeeping service, you agree to pay our costs of doing this. Outdoor footwear must be cleaned before entering any Camping Pod.

Right of entry

We reserve the right to enter any Camping Pod at any reasonable time for the purpose of inspection or to carry out necessary repairs or maintenance but will try to do so when convenient to the occupier except in the case of emergency or in the event of a breach of any of the Terms.

Braemar Caravan Park - General Rules

RECEPTION & SHOP - Opening Times: Summer 9am – 6pm, winter 9am – 5pm. All guests and day visitors must report to Reception before going on to the Site.

MAIN GATES are Closed overnight, but not locked. During this period, when entering or leaving the Site, the gates must be closed behind you.

PLAYPARK - the children’s playpark area closes at 9pm or dusk, whichever comes sooner.

PITCHES – You must only use the pitch allocated to you. Please do not move to another pitch as most of our pitches are pre booked. If you wish to change pitches, please come to Reception where we will try to allocate you to an alternative pitch if this is reasonably practicable.

ELECTRIC HOOK-UP– Electricity is supplied at 16AMPs. Please use low wattage appliances as using domestic appliances and/or overloading the supply can trip the electrics to more than one pitch.

EASY ACCESS WASHROOM - There is an easy access washroom and toilet facility, located in the small facilities block for which a key is available from Reception for a £5 deposit.

CHEMICAL TOILET WASTE AND WASTEWATER DISPOSAL- Please use Blue or Green chemical toilet fluid to help break down toilet waste and reduce odour. Chemical toilet waste must be emptied in the designated disposal points on the Site. Do not put items other than toilet waste in the chemical disposal points. Sanitary products, baby wipes and cleaning wipes should be disposed of in the appropriate sanitary or waste bins provided on Site. Not doing so could cause damage to the sewage pumping system on the Site.

Please use a wastewater collecting receptacle and dispose of wastewater at the designated water disposal points. Please do not allow wastewater to drain onto the ground.

CHILDREN - Parents/guardians are responsible for the behaviour and safety of children in their charge at all times.

DOGS - are most welcome on Site. All dogs must be kept on a lead whilst on the Site. Dog owners MUST clean up any fouling. Please exercise your dogs in the dog walk area (see map) or outwith the Site.

BARBECUES AND FIRES - Please do not use BBQ’s on the Grass, use the hard standing gravel and raise the BBQ off the ground. No fire pits or bonfires are permitted on Site. No fireworks are permitted on Site.

RECYCLE BINS for Cans, Plastic Bottles, Paper, Cardboard, and Glass are situated to the side of the central toilet block. Please help us to do our bit for the environment and recycle as much of your waste as possible.

LAUNDRY - The Laundry is located in the facilities block behind Reception. The machine costs £5 per wash. The dryer is £2 for 20 minutes. There is a drying room to hang clothes and to dry boots. No washing lines are permitted on the Site.

VEHICLES - There is a 5 MPH speed limit on the Site at all times and a one way system in operation. It is vital that these restrictions are adhered to at all times. If you wish to use your vehicle between 11pm and 7am please park it in the car park in front of reception to avoid disturbing our guests.

BALL GAMES- Ball games are prohibited on the Site except in the Playpark area.

IN AN EMERGENCY - If there is an emergency and you need to call 999 for the Police, Ambulance or Fire Brigade, please contact a member of staff to let them know the emergency services have been called. A payphone is located in the Information Room from which 999 calls are free. We have a defibrillator on the Site at Reception.

FIRE ASSEMBLY POINT - In the event of a fire or other such emergency, assemble in the parking area in front of reception. If you see a fire please inform a member of staff immediately. Please do not put yourself or others in danger; please do not re-enter any unit and go straight to the assembly point.
